Main Street Is Out-Buying Wall Street
Small investors are everyday owners with 1 to 10 properties. New Realtor.com data shows they now make up two out of every three investor home purchases, while the big Wall Street funds are selling more than they buy.

What it means for you: less cash in the market gives a prepared, pre-approved buyer more room to negotiate.

THE TAKEAWAY
Watford City stole the headline with a sharp price jump from $438K to $455K, though inventory is building and homes are slowing. Williston softened slightly on all fronts. Dickinson keeps drifting lower on price. What we're seeing on the ground: Watford City is the market to watch, Williston is holding at steady resistance, and Dickinson needs sellers to meet buyers where they actually are. Right-priced listings continue to close across all three markets.
