Waiting Since 2024 Cost Williston Buyers $49,032
That's how much the average Williston home rose from 2024 to 2026. Rates sit at 7.24%, but waiting for them to drop has cost more than the rate itself.

Election results: what they mean for you
Buyers: get pre-approved, negotiate while competition is low, refinance if rates drop.
Sellers: price to today's market and offer a rate buydown to widen your buyer pool.
Investors: if it cash flows at 7.24%, it's a deal.
"If you are sitting on the sidelines waiting for prices to fall, the market has not been waiting with you. In Williston, the better price was last year."
Take over a seller's existing FHA or VA mortgage at 2 to 4 percent, roughly half of today's rate, and skip most of the closing costs. Over 2,000 assumable homes across the region, with Erik as a certified assumption expert to run the process.

Prices drifted lower but days on market improved slightly. Still the slowest Bakken market.
THE TAKEAWAY, MONTHLY VIEW
October split the Bakken into three different stories. Williston firmed up with prices climbing from $470K to $485K and inventory tightening to 60 homes, though days on market stretched to 103. Watford City swung from $460K down to $426K mid-month before rebounding to $455K, a reset that pulled buyers off the sidelines. Dickinson drifted lower all month, ending at $377K with homes still taking the longest to move in the region. The common thread: inventory is tightening across all three markets as we head into winter, but days on market are stretching, which tells us buyers are selective. What we're seeing on the ground: right-priced listings are closing. Sellers testing summer-peak numbers are watching the calendar turn to November. Heading into Q4, this is a market that rewards precision and penalizes anchoring to last cycle's highs.
October closed with 12 transactions and just under $5 million in volume, bringing year-to-date totals to 184 closings and $73 million. To every client who trusted this team in October, thank you. We don’t take that lightly, and we’re focused on finishing the year strong.
