Crude jumped about 23% in July to $94, then fell back under $80 on August 3. ND rigs sat at 23, down from 26.

30-year fixed averaged 6.66% at July's close, up a quarter point. If you closed above 7.25% between 2022 and 2025, run the refi math this month.

Williston median: $382,500 at 29 days on market. The portals disagree by more than $60,000.

July told a clear story: prices peaked early and drifted lower into August as inventory built. Williston stayed the strongest with days on market improving from 86 to 68. Watford City held its price floor near $470K while inventory grew. Dickinson stayed softest with prices easing and homes sitting longer. Across our deals, the pattern is consistent: sellers who priced right closed. Sellers testing premiums are still waiting. This is a Bakken market that rewards strategy over hope.

July 2026 Sales Update

July is in the books and it was our strongest month of the year. 28 closings and over $9.2 million in volume brings our year-to-date totals to 142 closings and $46.6 million. That kind of momentum heading into the second half of 2026 reflects a market that continues to move and a team that stays ready for it.
