Big news broke this weekend. The United States and Iran reached a peace agreement, ending four months of military conflict and reopening the Strait of Hormuz. Oil prices dropped immediately, and we know that can make people in our market a little nervous.

Here is our honest read: this is good news for our community.

Lower oil prices driven by peace and stability are not the same as lower oil prices driven by a collapsing economy. The war premium is leaving the market, and what comes next matters far more to buyers and sellers in Williston, Watford City, and Dickinson than the price of a barrel today. Lower energy costs mean easing inflation. Easing inflation gives the Fed room to move. And lower interest rates mean more people can actually afford to buy a home here.

Meanwhile, on the ground right now, our market is as active as we have seen it. Open houses are drawing 14 to 20 people. Homes are going under contract in competitive situations, with offers coming in over asking price. Inventory is tight and demand is real.

We broke down exactly what this means for buyers, sellers, and investors across western North Dakota in this week's full article.

THE TAKEAWAY
All three Bakken markets pushed back into seller territory this week with demand rising or holding across the board. Williston led the charge with prices climbing and homes moving faster. Dickinson keeps grinding higher on tight supply. Watford City softened on price but demand is back up. The story across Western North Dakota is consistent: tight inventory, steady demand, and sellers holding the leverage going into summer.
