Prices held steady this week with inventory easing. Demand is holding and the market continues to lean toward sellers.

Over the past month, Williston has emerged as the strongest market in the Bakken, climbing from $515K to $525K with demand steadily building. Watford City pulled back from its all-time high near $535K but inventory stayed remarkably tight at 14 to 17 active homes throughout. Dickinson held the line around $360K to $377K with demand strengthening underneath. The common thread across all three markets: tight supply, MAI in the low 40s, and sellers firmly in control. Buyers waiting for a pullback aren't getting one. Sellers who price correctly out of the gate are still moving inventory at or near peak values. This is exactly why local strategy beats national narrative in Western North Dakota right now.

May 2026 Sales Update

May was another strong month for our team and the clients who trusted us with their move. We closed 16 transactions totaling $9,265,800 for the month, bringing our year-to-date to 90 closed transactions and $28,749,912 in volume through May with 29 Pending transactions.
