Six things happened in Western ND this year that are already moving home values. Here's the fast version:

Oil
The Bakken is settling into a steadier, longer-lasting kind of growth, backed by a $157M push to unlock more oil.

Pipeline
A $500M pipeline just cleared the runway for new industries (and new buyers) in McKenzie County.

Retail
Watford City hired a national firm to recruit retailers, backed by a $98K median household income.

Groundbreaking
Chick-fil-A, a baseball training facility, and an Ice and Turf complex are all breaking ground in Williston.

Home Values
Williston home values are up 4.9% and homes are moving in about a month.
06
Downtown
A new downtown is rising on the old airport site, anchored by Target and a Sanford Health clinic.
That last one is the big one. I think people will look back on 2026 and point to it.

THE TAKEAWAY · MONTHLY VIEW
June painted three different pictures across the Bakken. Williston was the clear leader, climbing from $499K to $525K with demand steadily building and homes moving faster every week. Dickinson grinded higher all month from $380K to $410K with prices hitting another all-time high, though inventory is starting to build. Watford City was the wildcard, swinging from $514K down to $477K as inventory grew and demand cooled. The common thread: tight supply continues to hold pricing power, but the gap between markets is widening. Sellers who price right are still moving inventory at peak values. Buyers waiting for a broad pullback haven't gotten one, but Watford City is the first market showing real signs of softening. Local strategy matters more than ever heading into Q3.
