I just got back from the Boardroom Real Estate Mastermind in Dallas and I am still processing it. Two awards I did not see coming from a room with a 4% acceptance rate, and I still feel like somebody is going to tap me on the shoulder and tell me there has been a mistake.
So instead of telling you about the awards, I want to tell you about the question that got me into that room in the first place.

The Line
Almost two years ago at eXp Con, Brandon Brittingham had the last session on day four. I figured nobody would show. Six hundred of us did. He said one thing I have not been able to unhear: "You might be the most successful agent in your own market, but that does not mean anything if you have no passive monthly income." I signed up for his coaching that same day.

Transact vs Own
This is the part I want you to sit with. Plenty of people in Western North Dakota have spent a decade earning well in the patch and own nothing that pays them while they sleep. A paycheck is a transaction. A property is a position.

Open Books
Nobody in that room guarded what was working. People opened their books and told the truth about the deals that went sideways, not just the ones that printed. That is the standard I want on your side of the table too. If a property does not pencil, you will hear it from me long before you hear it from an inspector.

The Awards
The first was Playmaker, for the biggest strides last quarter. What I actually thought about was 2020, when oil hit negative $38 a barrel and every move we made felt insane. The Bakken rewarded the people who stayed. The second was MVP, for helping the rest of the room win.
None of this happens without Courtney. She sees the early mornings and the hard calls that never make a highlight reel, and she was in the trenches in Dallas learning the investment side right next to me.
I built Proven Realty in a market most people only pay attention to when oil is up. 256 transactions and $84 million in volume last year did not come from a secret. It came from staying in the room, keeping the books open, and giving before asking. But the question I am carrying home is the one I would ask you: if your income stopped this month, what would still pay you?
If the answer is nothing, that is not a failure. It is the next thing to fix, and it is fixable faster than you think in this market:

Kicking off September with mixed signals across the Bakken. Williston firmed on price. Watford City eased but demand picked up. Dickinson dropped further but saw its biggest jump in absorption pace this cycle. What we're seeing on the ground: fall buyers are entering the market and picking off well-priced listings quickly.
