The county number runs low and lags by years. The Zestimate runs high and is built on a national algorithm that has never understood how energy cycles move our market. The truth lands somewhere in between, and in Western North Dakota that gap can run $50,000 to $75,000 or more. Zillow proved this themselves when they shut down their iBuying program in 2021 after losing over $500 million purchasing homes at prices their own model generated. Rural, cyclical markets like ours were among the worst cases.

Take a real Williston home purchased for $305,000 five years ago. Realistic market value today based on actual Bakken conditions: around $380,000. Zillow's current Zestimate on that same property: $457,100. That $77,000 gap isn't an opportunity for the seller. It's a trap. Homes priced to a Zestimate sit, accumulate days on market, and eventually close below where a correctly priced listing would have landed from day one.
